This project is a quaint older bungalow in a well established neighborhood.  The home had been well maintained through the years but the kitchen was in need of a face lift.  There wasn’t enough counter space and the existing storage was inadequate. 

 Our challenge was to create a more modern kitchen with efficient storage and more counter space, all the while staying within a budget of under $30,000.

 To help meet this challenge we decided to keep as many fixtures in their original locations that we could.  This helps to keep costs down as you are not relocating electrical or plumbing.  We did relocate the refrigerator so that we could bring in a new cabinet for additional storage and a great new counter area.  All the cabinets are new with melamine interiors, hidden hinges, plenty of drawers, wine rack with glass storage and even a trash/recycling bin next to the sink. 

 The owners selected a pre manufactured cabinet finished in Butter-Nut Glaze and black accents.  The counters are high pressure laminate (Butter Rum Granite) with a bull nose edge and a standard splash.  The flooring is a flat lay, wood look laminate (Northern Birch). 

 The appliances and plumbing fixtures were provided by the owner.  These items consisted of refrigerator, microwave hood, stove, sink & faucet.  We reused the garbage disposer.  We feel it was a stroke of genius when the owners selected a black sink which went with the black accents on the cabinets and the appliances.  What an unexpected surprise when you enter the kitchen.

 In a resent conversation with the owner he mentioned that the house had been appraised at $154,000 just before the project and four months after the remodel it was appraised at $183,000.  Their intention had been to create a more beautiful, efficient and functioning kitchen.  They never expected that the remodel would pay for itself in four short months.
